Hi
I am planning to buy a private property. I know that I need to pay the 5% cash down payment first. I have the funds but they are in Singapore saving bonds now and will mature around 2 months after down payment. What can I do? Will the bank grant me a loan to pay the 5% cash down payment first if I can show them proof of my Singapore saving bonds. For such loan, are the interest very high? Thx in advance.

Hi,

You can consider to take a personal loan but the amount may not be a lot and may not be sufficient for a 5% down payment. The interest costs on this and the interest to be earned forgo by redeeming the SSB could be similar, or higher for the personal loan, so perhaps redeeming the SSB now may still make sense? And may I know if you are looking at a new launch or resale private property? Perhaps we can work an arrangement with the vendor of the property. Hi Sir/Mdm,

I personally would not recommend a personal loan for the 5% because the interests are very high. If your funds are tied in SSB, you may want to wait for the funds to mature first before placing the option to buy. If you are buying a resale property, we can negotiate with the seller for a longer timeline since the funds are still stuck.

If you are buying a resale property, you may also want to take note that you will need to budget some cash for the buyers stamp duty as you will not have sufficient time to draw out your CPF funds. Hi,

1) Using the SSB as collateral to borrow from a bank is also known as pledging or unpledging.
2) The only problem is the bank will not lend you a 1:1 amount. At maximum is only 50% of the value of the collateral, but also depends on the individual bank's risk policy.
3) There are multiple factors to determine what would be the effective interest rate (EIR), it can range from 4% ~ 9.5%, so it is not possible for me to advise. You should speak to a banker to get a first-hand understanding.
