Hi, I am the tenant of one unit room and my 2 years lease will end 31July. My agent only informed me on 14July that landlord wants to terminate my lease for renting out whole unit instead just one unit room. In the agreement, one point stated “ The Landlord and the Tenant agree to give 2 months notice of intention to terminate or renew before the expiry of the lease. In the absence of such notice, an amount in lieu of the notice period will be payable. Deposit will be forfeited and prorated agency fee to be refunded to the landlord if tenancy less than two years.” This clause seems protecting more to landlord.

Initially, the agent said landlord allowed me to stay until 31Aug to give me ample time but now thing changed and landlord asked to move out 31July. If I insisted to stay until 31Aug, I will need to bear the renewal cost until 31Aug.

Could anyone please advise what action I should take or do in this case? Thanks in advance!

Any legal claims and actions to be taken will take up time to execute. I don't think it will be practical to look into such aspects now as it can potentially leave you with no roof over head. The more practical option is to quickly find a place to rent and secure your place at least for another few months before you look into your rights as a tenant and decide if you like to take actions against such landlords.

Negotiate a Move-Out Date: Try to negotiate a move-out date somewhere between July 31st and August 31st. This could involve offering to pay a prorated rent amount for the additional days.

Explore Alternative Accommodation: If staying until August 31st seems difficult, start looking for alternative accommodation and consider the costs involved compared to any potential penalties for an early move-out.
