Hi I am thinking of buying a property from a relative. Understand that the LTV is 75%. Would like to check if I purchase the property below its market value, would there be any impact? My relative will refund his full cpf with accrued interest.

E.g.
Property valuation=1000k
Selling price = 500k

For the example above, can I take a loan of 375k from the bank? Is there anything I need to look out for due to the low purchase price?

Your stamp duties will still be based on $1m in this case. Impact will be negative to the project that you are buying as there will be such a record on low price that has been transacted. Read More

    My main question is whether thebank will still grant me a 375k loan considering this is a undervalue purchase. Heard from friends that bank don grant loan for undervalue purchase. Just want to know what is true.

    Yes I know bank will send a valuer. I am asking if the property is sold at 500k but the bank valuer valued the property at 1000k, would the bank still grant me a loan of 375k.

    Sorry to share bank will send their valuator to do a bank valuation as well.
    I don't think bank allow it to happen.

Hi Wei,

1) You may do an IPA first to understand what is your current lending power based on your income.
2) You can return to the same bank that gave you an IPA that could cover the loan amount with the issued OTP.
3) Legally, there is nothing wrong with buying a property under market value. But I won't know which authority will question whether there is any foul play in the transaction.
4) You may consult with a conveyance lawyer over this.
5) Because since your relative is able to refund all his CPF + accrued interest, this is almost like a gift rather than a sale.
6) So the lawyer is in a better position to advise whether you should do it over a sale.
7) But beware that if this is done via a gift method. Your relative's creditor can crawl the property back within 3 yrs if he went bankrupt.
