Hi,
I have a 1-bedded condo on hand but am keen to sell it off to fund and purchase a new launch 2-bedded condo. I am planning to sell only if I can get a valid ballot number to purchase the 2-bedded condo. This is a single-person purchase. For example, if I apply for a new launch project and get my desired unit, when is the latest date I must sell this current 1 bedded condo? note: I only wanted to hold 1 condo to avoid ABSD. Hi there,
For your case, its really a matter of whether to sell first or to buy first, which the crux of the matter mean the ABSD. In order to resolve your dilemma, it is impt for you to understand both the timeline of your sales and purchase. At which stage do you need to settle the ABSD if you haven't sold your current property. Bear in mind you would want to cater for sufficient time for the marketing of your current property to achieve a good selling price. Hi,

The crux is you need the OTP exercise date of your 1 bedroom unit to be before the exercise date of your Sales & Purchase Agreement of your new launch condo, so to avoid the ABSD upfront. When the OTP of your 1 bed unit is exercised, you be considered to no longer have property count and hence be buying the new launch condo as a first property, therefore no ABSD is applicable but buyer stamp duties will still apply.

If you only start the marketing of the sale of condo when you have confirmation of a good balloting queue number, it may be too late as you only have approx 5 weeks max to exercise the S&P agreement of new condo from booking of new unit.

The other issue is would you be needing the sale cash proceeds from the existing condo to fund the 5% booking fee of the new launch. If so, the marketing of the sale should be earlier.

Perhaps you could share which new launch you are considering, and also the location of your existing condo so we can try to work out a plan to reach your objectives as best as possible.

To avoid paying ABSD, the exercise date for your resale condo must be earlier than that of the new launch condo. I'm afraid that selling your current unit only after securing your desired new launch unit would be too late.

Additionally, 1-bedroom condos typically take longer to sell due to their abundant supply in the market.

It is not a feasible plan as you are not eligible for ABSD remission. You will be liable to pay ABSD when you exercise the Option To Purchase or Sales & Purchase Agreement on your purchase, typically within 3 weeks from securing the unit. This will likely not give you sufficient time to secure a buyer for your existing 1 bedroom condo. You may wish to look into selling first before going into the purchase, if purchasing new launch is not a must for you.

After 1 -2 months, you should be able to feel the market movement, whehther you can purchase first by having a long option period and place a request to sell off current unit due to ABSD.

1. To avoid paying ABSD, you’ll need to ensure that your current 1-bedroom condo is sold before you exercise the S&P agreement for the new 2-bedroom condo. ensure the OTP exercise date for your 1-bedroom unit is before the Sales & Purchase Agreement (S&P) date of your new condo. This makes the new condo your first property and exempts you from ABSD, though buyer stamp duties will still apply.
2. If you secure a valid ballot number for the new condo, the latest you can sell your existing unit would be **before you sign the Sales & Purchase (S&P) Agreement** for the new unit.
3. This will allow you to buy the new condo as your first property, and thereby avoid ABSD, while ensuring that you only hold one property.

Timing is critical, as you must also account for the fact that you have a limited window (typically 5 weeks from booking) to exercise the S&P agreement for the new launch.
