Hi. I have a tenancy agreement of 1 year. I have been staying in my house for 1.5 months and have paid rent till the end of August. I now want to move out of the house because it is very inconvenient to commute from the place. I have already paid up at a hostel an my term there starts on the 1st of September.

On my contract it only says that in case there is a breach my deposit will be taken. It also says that if I terminate the contract I need to pay pro rata agent fee based on proportion of term left to cover.

My agent is now telling me that the landlord can sue me and I will have to pay 2/3rds of my remaining rent. No where is this even mentioned in the contract. Please advise.
