As a PR, you can apply to SLA to purchase a landed but the main condition is that you must have been a PR for 5 years. As your spouse and children is a Singaporean, there is no problem in purchasing one if you are to exclude your name from the property. Really glad that you have plan to upgrade and move to a landed property!

However, due to the land constraint, our government will have to be more stricter when come to purchasing a landed property.
You will need to be a PR for at least 5 years before applying for approval to purchase one.

Since your spouse and children are Singaporean, one way will be to purchase the property without your name.

That seem to be easy but there might be concern which you need to consider too:

1) Are you comfortable not to have any legal right to the property?
2) If need to take mortgage, is your income crucial in applying for one?

Hi,

For a SPR and SC couple purchasing a landed property on a joint name basis, typically you would require to apply with SLA LDAU for them assess on case by case basis. Typically the SPR buyer has to have held SPR status for at least 5 years.

Alternatively, a more straightforward method will be that the property can be purchased in your spouse's and children name no issue.

The natural concerns would be whether if you are comfortable with such an arrangement since legally you are not the owner. And whether any bank financing for the property required and whether we need to factor in your income for the home loan.

Do take note that if you wish to own the landed property, you will have to seek approval from SLA's LDAU first before proceeding further. Because SLA regards SPR as a foreign person so you need to get their clearance first.

Two of the criterias they will consider will be:
1) You should be a permanent resident of Singapore for at least five years; and

2) You must make exceptional economic contribution to Singapore. This is assessed taking into consideration factors such as your employment income assessable for tax in Singapore.
