1% commission for 1% effort and price. Don't think that posting on PropertyGuru will confirm have your place sold. This is a competitive market place, where advertisement costs are skyrocketing. To get your listing onto the front few pages on a daily basis, an agent will likely incur 350 advertising credits per week which translates to about $125/week on average and could be even higher, without considering other media or marketing collaterals we are using in order to sell the property. At 1% commission, do you think the agent will put in 100% effort to push, and worse, if you intend to engage more than 1 agent.

Agents who take in such listings are likely:
1) Desperate because no listings and when no listings, it means they are unlikely to have ready buyers on hand
2) Going for volume of listings, so they can swing the buyers around within their listing pool, meaning they will not focus on your unit but bring buyers go on tour
3) Swing buyers who are interested to condo or new launch projects where developers are paying on average 3% commission easily

Hello!

I understand that you feel a 2% commission might be pricey, but there are costs which an agent will incur to push the sale of a property and demand a better selling price. It would also give the agent more room to play with, such as boosting your listing to acquire more viewers and other marketing maneuvers to get a better price.

Say example, Agent A is acquiring a 2% commission from House A. Agent A is more than willing to advertise your HDB at say; $500000(where recent transaction is at $450000), repost it as often and boost said listing to find buyers at that price range. It gives more room for negotiation than Agent A simply posting it at $450000. Boosting of post, reposting will always push it to the top of the list and letting interested buyers view said post first. It will incur more cost, but it will get a better price.

Now say, Agent B is acquiring a commission of 1% for House B. Recent transaction at $450000. Why would Agent B want to post it too high when theres a ready pool of buyers at $450000 or below? Agent B would simply tell you, eh boss. no buyers leh. only $430000 offer. How, want? Take lah, hard to sell.

Now you calculate your profits, say Agent A manage to sell your house at $490000 due to consistent posting, engaging in viewings. Agent B sold your house for $430000(20k lower than market). You are losing out on $60000. Agent A acquires the commission of $9800, Agent B is getting $4300. You are telling me that you'd rather save $5500 and miss out on 60k?

Price is what you pay, but value is what you get.
