Hi. I was told by some agents that in some locations (like Bt Timah), prices still hold firm even when market softens. Is that true? Intending to buy a Condo, but Owrs holding firm on price. Pls advise if this is good time to buy/invest. Thanks!

Dear buyer,

I can't remember going through any reports indicating that prices are dropping although we have heard about the slowing down in terms of transactions. The reason behind this is likely that most owners or investors are knowledgeable enough to know where their financial standing is before putting the money into these properties unlike the last few downturns which have burnt some of the investors that they need to sell during a downturn to liquidate. Owners and investors these days have better holding power therefore they can simply hold on to the unit if prices drops. In this scenario, bargain hunters are unlikely to take advantage of the situations as owners simply will not sell. Maybe there will be 1 or 2 incidents but such units are likely to be snapped up within 1 or 2 days into the market.

Morning,

You can ask your salesperson to show you the past transcation price within Bukit Timah area, particular to the propject which you are looking at. From there, you can see the pricing trend and understand the situation better. The general outlook for private properties in certain district is still good. If the asking price is off your budget, look at something else within your comfort zone.
