Afternoon Angie,

AMK have around 20 plus 5 room point block, scattered around the estate. COV asking can defer due to their actual location, facing, level, sizing, condition and ethnic restriction. I managed to close a unit at Blk 460, high floor, original condition with $60k COV within a week. Hence it's unfair to you for me to quote you anothing without knowing more details.

Thanks for posting in PropertyGuru.

Seriously as mentioned by the other 2 gurus, The COV really will have a range, but of course it can range anything from $30K to even $80K. The good thing is the main location of Ang Mo Kio being in central Singapore. This is definitely a plus point. Of course the exact location within AMK will also further determine the COV coupled together with factors such as renovation and whether is it a high floor unit. There are still some more factors which I may not be convenient to share it here.

Maybe we can meet up for a non obligatory chit chat session so that I can share more with you and also answer your other queries that you may have. Please do not worry, even if you have no intentions to sell yet but just wanna know more, we can still meet up. Like what I always tell my clients, no need to buy/sell house also can call. Haha.

Hi Angie,

As my fellow salesperson have pointed out on the various factors that affects the COV, the ultimate factor is how motivated is the buyer in purchasing the unit. If buyer has specific reasons in purchasing a unit, for example, only looking at 5rm flats in point block, or the parents are staying within the same block or adjacent block, the motivation to pay a higher COV will definitely be better than an ordinary buyer.

I can still remember vividly that when I was still practising part time, there are still windows of opportunities coming to me, although I must say my network of clients is 0 and I have many friends who are in this circle.

It very much depends on what is a satisfactory result to you as a part time salesperson. I had transitted into full time without any consistent sales results to speak from when I made the switch, on top of having to feed a family with 2 toddlers. The opportunity in this industry is definitely beyond our imagination. It is only how much you wish to get involved with and with right attitude, a part time salesperson can outshine a full time salesperson.

I am exploring the option of expanding my current team and will be happy to see if we have any opportunity to work together.
