Hi,

Have you met your HDB MOP of 5 years? If so, you are eligible to purchase a 2nd property. An EC that has been semi-privatized after 5 years, as the name suggests, means it is considered a private property that can be sold only to SCs and PRs. This means you can hold both HDB and resale EC at the same time.

However, with current loan curbs and cooling measures, you will incur ABSD, have to take a lower quantum for the 2nd property loan and there are also CPF restrictions with regards to usage for property. It is better if I can understand your situation a bit better before further value-adding so as not to cause further doubts. Have you considered purchasing a new EC and selling only when it has privatised?

This way, it can work both as an investment property and a place to stay.

In my opinion, if you are eligible to purchase an EC, you should consider doing so as the last batch of ECs with no resale levy is now in the market.

Has anyone advised you on your eligibility to purchase, if not, we will be glad to assist.
