Hi Tracia,

1) Maximum bank loan for residential according to MAS is 75%. Therefore the minimum down payment for any residential property purchase is 25%.
2) 5% must be in cash and 20% can be in cash and/or CPF.

Are you referring to a subsale? As JadeScape developer units are fully sold 100%. Downpayment and stamp duties is typically approx 29% of the purchase price, of which 5% minimum must be in cash. Max bank loan is at max 75% loan to valuation.

The maximum LTV is now at 75%. This means you will need a minimum of 25% as downpayment, out of which 5% has to be in Cash. The balance 20% can be from your CPF. This is assuming you qualify for the max loan based on your TDSR.
