Hi me and my fiancee is getting married in 9 weeks time... We both have a combined cpf of 61k.... We are currently unemployed... Due to covid and loss of job... We are starting work this month.. we had a plan to buy a 4 room resale flat... I was wondering if our unemployment would affect our hle status... And if we are unable to apply for a flat now, are we able to apply for a hdb rental flat under public scheme?.... Me and my fiancee are in a bind as we do not have a house to stay after our marriage... Hope somebody can help us out.

Hi Sir,

Yes, your HLE will likely be affected. As a general guideline, for HLE, income documents of 3 to 6 months is required and depending on your nature of employment other documents may be required for assessment. You may refer to this website for more details: https://www.hdb.gov.sg/cs/infoweb/residential/financing-a-flat-purchase/housing-loan-from-hdb/income-guidelines-and-other-documents

For HDB Rental Flat, in general, your total household gross income should not exceed $1,500 per month. If your monthly household income is more than $1,500, you can still submit an application for HDB to review, taking into consideration whether you have other housing options.

Another option you may want to consider is to rent in the open market first.

I would like to add on:

1) Do apply and appeal for leniency from HDB to get a rental flat.
2) Visit your MP for assistance, explain your current state, and could opt to get an HLE if not a rental flat from HDB if the appeal is unsuccessful or both.

Your HLE may be affected as HDB requires one to to be continuously employed for 3 months before being eligible. Moreover even if HDB does approve the purchase, you might not be eligible for EHG grant which requires 12 months of continuous employment.
