My wife and I are both Singaporeans and are recently married (ROM). We have applied for BTO 8 times all unsuccessful and have decided to go for resale as we do not want to delay our family-building plans.

Target: 4-rm Resale at AMK
Age: 26
Combined Gross Income: 4.2K
Combined CPF in OA: 45K
Combined Cash on hand: 40K

Questions:
1) Can anyone tell me exactly what housing grant I am eligible for?

2) Is my finance too tight for a 4-room resale flat in AMK?

3) I had work for a company (A) for 3.8years before leaving the company in early May 2011. I joined a new company (B) in end May 2011. I read that in order to be eligible for the HDB housing grant, I need to be in continuous employment for minimum 1year. Based on my above scenario, am I deemed eligible?

4) My parents are encouraging us to rent a flat instead while continuing to apply for a BTO considering that new flats supply are ramping up. Do you think this is a good idea?

Hi Eugene, firstly I would like to congratulate both of you and wish you’ll have a blissful marriage.
I’ll try to help you clarify your doubts:
1) Family Grant $30K
Staying near either parents (i.e In the same town Ang Mo Kio estate or within 2KM) $10K
Additional Housing Grant for Gross income between $4001-$4500 = $10K

Estimated eligible CPF Housing Grant $40K or $50K (assuming you stay near parents), subject to HDB approval.

2) Based on average valuation of 4 room flats in AMK is approx $400K / COV $30K
Stamp Fee approx. $7.5K (Payable by CPF) ($430K X 3% - $5400)

Available OA $45K + $ Housing Grant $40K = $85K
Loan Required Approx. $325,000 ($410K - $85K)
Maximum Loan Tenure 30 years
Installment per month approx. $1300 (Based on $325K)
Monthly CPF OA contribution (based on Gross income of $4.2K) is approx. $966/month
Thus cash top up required is approx. $340/month

3) You may need to contact HDB resale hotline 1800-8663066 as it’s HDB sole discretion if you’re eligible for housing grant for your case (lapse in employment)

4) It depends on your requirement and priority, if you can afford to wait for approx. 3 years for the BTO processing, you should try your luck again as it’s should be more affordable than resale.

If you’re currently renting a place or intend to rent a place to start your family planning, you’ll have to consider the rental costing for the next 3-4 years ($70K-$90K) before you collect keys to your new BTO flat.

You may also look out for balance flats sale once/twice a year by HDB for immediate occupancy, kindly contact HDB for advice on the launch date of balance flats sale.
