Hi,
My wife and I had rented a condo in a two year lease .But now I have lost my job due to the recession and my wife's income alone is not sufficient to pay the rent.I wish to move into a cheaper HDB.Can I exercise the diplomatic clause mentioned in my agreement after the first year ?How I give a notice to the owner regarding the same?Can I get back the comission I paid to my agent for the remaining months?

Hi Derek,..diplomatic clause is only applicable for non Singaporean,..if you are one of them,..then u can apply the diplomatic clause if you are required to be posted or transfered to other countries to work..As for the commission,,since IEA has dropped the guidelines,..it is all up to the Company Commision policies,..commision is payable,..a months rent for 1-2 years lease,..half a months rent for less than 1 year lease...from what i understand,..commision is unreturnable.

    Thanks for your reply Sani.I am PR holder and without a job at present.Could you please advice on how do I proceed with giving a notice to my landlord? Is an email sufficient or do I have to contact a lawyer for a legal notice?Pls advice.Thanks.
