My wife and I have fully paid my HDB and we are looking for a second property for investment.

I am currently 38+ and my wife is 35+. May i know are we still eligible for 30 years loan for my second property? or what is the maximum loan duration we can get?

which area or project is good for investment?
we have currently 700k cash on hand.

You are at the right age to invest on property
Base on the information provide, the loan tenure will be less than 30 years if base on upto max age 65. Below is the formula

wife salary x age + husband salary x age /total salary

Broadly, the loan tenure is capped at 30 years for buying a private residential.

Firstly, congrats for having fully paid off your hdb loan and plans for 2nd properties!!

As for the mortgage loan requirement, The maximum housing loan borrowers can take depends on their age, loan duration and property type, and whether they have existing housing loans. Joint borrowers are assessed using an income-weighted average age.

The maximum loan tenure for housing loans is capped at:
1) 30 years for HDB flats.
2) 35 years for non-HDB properties.

The LTV limit will be lower if your combine age is beyond 65 years old.

Getting a loan also require to know your income as well thus careful planning will be required before we decide on the project to shortlist.

I will say each projects have potential for investment but it better to plan your finance first so we know what are the project that will be comfortable for you.

Typically banks will use 65 years old as the reference to calculate the maximum loan expiry duration. Based on the info shared, it is likely a 27 year loan tenure is more likely, and current MAS regulations required banks to calculate based on income weighted average age.

Dear sir,

Based on your information provided, your loan tenure should be around 27 years as loan tenure is up to 65 years of age. If we want to borrow beyond 65 years old, then the loan percentage will be up to 55% of the purchase price or valuation whichever is lower. As you mentioned you have quite a substantial amount of cash in hand, that may still work out. Actually I also have a creative method that I can help you to loan up to 75% and still enjoy a longer loan tenure. For investors, we will really make to make all these work and we also need to study the difference between Returns on Investment versus Returns on Equity.

As for the area of investment, there are indeed quite a few places worth looking at and also a few projects worth looking at. Of course we will need to zoom in after studying some of your requirements and preferences. I will suggest that we can actually meet up for a chat. No worries as there are no obligations to our meet up. Can really just take it as a chat. What we will do is we can share our views with you and also do a financial calculation for you based on the different years of loan tenure and you will have a clearer picture of your purchasing figures. Yes, you will be eligible to purchase your second property if you have fulfilled the 5-year MOP for your HDB flat.

Based on you and your wife's age, you will be able to secure up to max 75% loan for up to 30 years for your second property. Do take note that ABSD applies, should you decide to hold onto your HDB flat.

For investment properties, I think you should be looking at properties that are highly sought after by Tenants. Places where there are business activities and easy to find Tenants. Areas under transformation would also be ideal should you be looking to cash out for profits in the near future.

Dear sir/madam,

You will be eligible to purchase 2nd residential property if your household is a Singapore Citizen household and have met the Minimum Occupation Period.

As your HDB is fully paid up, your loan eligibility will be up to 75% of the purchase price or valuation of property (whichever is lower), and the loan eligibility will be subjected to 60% TDSR. In term of loan tenure, if your intention is to purchase the property under both names and co-applying for the home loan, loan eligibility will be based on income weighted average age of both you and your wife. Do take note that Additional Buyer's Stamp Duty will be applicable for this purchase since it will be your 2nd residential property.

To avoid the Additional Buyer's Stamp Duty, you may wish to consider commercial or industrial properties with existing rental returns for your investment?

Good morning Sir,

Max loan tenure is 30 years or up to retirement age of 65 years old if your loan to value is 75%. So for your case, it could be around 27 to 29 years. The final loan tenure will be based on Income Weighed Average Age.

Do take note that you will be subject to 12% ABSD for second residential property ownership and will have to set aside basic retirement sum of $90.5k first (provided property can last you till 95 years old) if you have used CPF OA funds in current property.

Dear Sir,

You seem to be in a good financial position to invest in a 2nd property. For the loan tenure, you should be able to get a loan for about 27 years.

For investment purposes, I would recommend that you and wife each get a 1 bedroom unit as an option or you can also consider getting a 2 bedroom or 3 bedroom together.

You will want to get a project which has a good entry price, located in an area where there are transformation in the next 5 to 10 years so that there are upside potential and importantly, a location with strong pool of tenants where you can rent out easily and at good rates while waiting for capital appreciation.
