hi renting agent experts here,
I am a landlord , I go study some rental room contract from internet , I most probably will engage landlord agent to represent me rent out my 2 X common rooms in HDB , I stay in the master room.
Do you think for Room Rental : is it reasonable and fair I Also Put ; Minor Repair Clause per item on the Things Tenant touch and use frequently eg: common bathroom things , white goods such as : Fridge and Washer ? and Not just Things in their room such as bed and cabinet.
Note: please do not answer me typical answers of what should or should not be done,... I want to hear more of a Reasonable perspective based on Your renting experience :(1) if i Engage you , what will you Advise me based on your experience acting for landlord interest ?
(2) Fridge is spoilt , if minor repair clause is $200.i First common room only tenant pay $100 and the other 2nd common room also pay $100 to share? , correct understanding ?
(3) please share a logic and explain a reason why there should be a minor repair clause for items outside room .,,, i am willing to learn if it is logical and be a reasonable landlord according to market fair practice,...
Thanks in advance with love !

Minor repair clause applies, however the amount set out should be a reasonable amount. As tenants who rent entire apartment for themselves, the minor repair clauses are usually at least $250 base on the tenancy which I have transacted, the tenants have exclusive usage to the appliances.

For room rentals that I am handling, as long as there is no exclusive use by the tenants, the minor repair clause do not apply. If you like to include in, then this will have to be negotiated. If we look into the scenario from a tenant's perspective, perhaps they only use the refrigerator to put 1 or 2 items, and seldom use the kitchen and etc, do you feel it is reasonable to pay minor repair for damages caused by others? Or what if they do not cook at all?

There is no standard way to handle it, but mostly if the rental is done in goodwill from all parties, I believe a conclusion on this can be derived. Read More

## Understanding Your Situation as a Landlord

**Great question!** Let's break down your query about renting out your HDB common rooms and managing potential issues.

### Minor Repair Clause

**Reasonable Perspective:**

* **Shared Responsibility:** While it's reasonable to include a minor repair clause for items within tenants' rooms, extending this to common areas like bathrooms and shared appliances can be debated.
* **Fairness and Prevention:** Implementing such a clause might deter tenants from reporting minor issues, potentially leading to larger problems later.
* **Landlord Obligations:** As the landlord, you have a responsibility to maintain the common areas to a certain standard.

**Alternative Approach:**

Consider a more flexible approach:

* **Clear Communication:** Establish open communication with tenants about reporting issues promptly.
* **Case-by-Case Assessment:** Evaluate each repair request based on its nature and severity.
* **Shared Responsibility:** For minor issues, consider a shared cost or a system of points where excessive repairs might lead to deductions from the security deposit.

### Engaging a Property Agent

**Agent's Role:**

* **Tenant Screening:** A good agent can help you find suitable tenants, reducing the risk of issues.
* **Contract Drafting:** They can assist in creating a comprehensive tenancy agreement that outlines expectations and responsibilities clearly.
* **Dispute Resolution:** Agents can often mediate disputes between you and your tenants.

**Key Considerations:**

* **Agent Fees:** Factor in the agent's commission when making your decision.
* **Control:** Managing the property yourself can give you more control over tenant selection and property maintenance.

**Ultimately, the best approach depends on your personal preferences, time constraints, and the level of involvement you desire in managing your property.**
