Hi, Single here currently has a fully paid 2-room HDB and just MOP.
Is it practical to rent or sell my hdb and buy a pvt property(for own stay) or own a 2nd property despite on the high ABSD at this moment? My bank loan approval in principle is around $500k, cash on hand $200-300k.

$800k to purchase a 2nd property inclusive of ABSD and all related stamp duties and miscellaneous fees, I don't think you will be able to get anything decent. Even with $1m price range, you will likely be struggling to purchase units with good prospects. It will depend on how much your existing HDB can fetch and what your options are in terms of purchase for own stay to determine what your options are.

Key principle to me is do not buy for the sake of buying just because I can earn commission from you as my reputation as a consultant in this business will be at stake and I do not have intentions to switch to another industry. :D

Hi Sir/Mdm,

Personally I would not recommend paying ABSD to own a 2nd property because the amount of tax is high and you would need many months of rental just to recover the ABSD paid. My suggestion would be to sell you 2 room HDB and purchase a 2 or 3 room condo as condo has a better chance of capital appreciation and you may also rent out the spare bedrooms to generate some income for yourself.

You can consider to sell the HDB and realize the gains, and purchase a dual key condo unit (own stay, and rent out the studio). This will meet your objectives and expand your options for private property, while avoiding the ABSD.

Hi,

Singaporean purchasing a second residential property will incur a 20% ABSD. Assuming you max out your loan and cash on hand, a $800k condo purchase will set you back $160k just on ABSD alone. This is on top of the normal BSD that every purchases incur too.

It doesn't really make sense to get a second property by paying ABSD. You might wish to explore selling off your HDB flat, and then reinvesting the funds into a condo. This way, you can save on ABSD and at the same time allow you more budget for a better purchase with potentially more capital upside.

1) According to the information provided. You are over 41 years old and your average income is below $6k.
2) If you have other income sources that are not included in the TDSR calculation, which may be used to pledge for a higher loan. Then there are more options.
3) From the IPA amount and saving funds, it is insufficient to buy a sizeable private residential property.
4) The budget is only sufficient to buy a resale 2-bedroom unit in the outer urban area.
5) Personally, your profile is not suitable to do any investment in the property.
6) You will need a higher leverage power in order to invest and reap profit from the property.
7) You may consider buying a 4-rm flat and renting out the rooms for passive income rather than the options listed in your query.
