I'm very very new in this so do hope the experts out there can help me out with this.

I'm currently staying with my parents in a 4-room flat in Yishun. I'm getting married in January & planning to get a house nearby my current home.

My parents intend to sell the house, hoping to get some cash to help me out with the renovation etc. so the qn is, how much will we get in cash if we were to sell the house?

My parents have paid the full amt of $49k when they first purchased the flat in 1987. So, yeah, with the current rules/laws set by HDB, i'd like to know how much will get in cash? how much will be put in my parents' cpf?

Hope that i can get the most help from u guys out there..

Hi Diana,

In principle, before a HDB owner sells his house, it is always good that he knows the following:
- How much he intends to sell (i.e. Resale Price)?
- How much outstanding loan he is still servicing the house (in this case since your parents already paid in full amount of $49K), I guess there is no more loan, i.e. $0 loan.
- How much accrued interest + principle sum he needs to put back to CPF (in this case, pls find out if your parents used their CPF before to pay for the loan of this house). You could also log in http://www.cpf.gov.sg using their SINGPASS under property to check this amount.
- Any resale levy paid before?
- Any upgrading cost paid before?
- Some HDB conveyancing and mortgage discharge fee
- Agency fee.

The SALE PROCEEDS will be the RESALE PRICE less all the others. The Valuation Price of a HDB 4room in Yishun is $260k-$310k depending on 4S, NG or 4A, high or low floor, renovated or original.
