If your bank is able to give you a better indication, you may use it as your valuation price.

However, sometimes the buyer may have certain banks that they preferred and their indication may be lower.

The final price is still between the buyer and the seller. The Bank Indicative is meant for the buyer's loan purpose only. The most important is still the current market price.
