There are many factors to estimate the price and we are expertise on that by doing ample of transaction every month.
Secondly, to calculate the cash proceed from sale, you need to know the accrued interest for CPF, Legal fee and redemption fee and agency fee to net off from your sale.

Hi Rama,

In principle, before a HDB owner sells his house, it is always good that he knows the following:
- How much he intends to sell (i.e. Resale Price)?
- How much outstanding loan he is still servicing the house?
- How much accrued interest + principle sum he needs to put back to CPF. You could also log in http://www.cpf.gov.sg using your SINGPASS under property to check this amount.
- Any resale levy paid before?
- Any upgrading cost paid before?
- Some HDB conveyancing and mortgage discharge fee
- Agency fee.

The SALE PROCEEDS will be the RESALE PRICE less all the others.
