Unfortunately, the resale levy for HDB flats in Singapore cannot be paid in installments or with your CPF funds. It's a fixed sum that needs to be paid in full using cash or proceeds from the sale of your existing flat.

Here's a breakdown of how the resale levy works:

* **The amount is determined:** The exact amount you owe is only calculated when you book your second subsidised flat, not when you sell your first one.
* **Payment methods:** You can pay the levy using the sales proceeds from your first flat or with cash. HDB housing loans or CPF funds cannot be used for this purpose.
* **Timing of payment:**
* If you sell your current flat **after** receiving the keys to your second flat, the resale levy will be deducted from the sale proceeds automatically. Any remaining balance needs to be settled in cash.

There is no instalment or usage of CPF for payment of resale levy. You can opt to have the resale levy being paid immediately after your sales completion. Resale levy is not applicable if you are not purchasing another subsidized HDB.

Do take note that if you're purchasing another resale flat, you need not pay resale levy.

Hi Nisha,

1) There are 2 possible situations you might be facing:
(a) The sale of your flat was completed your sale before the key collection was due. You have to keep your cash proceeds for the resale levy when called for key collection.
(b) You have not sold or completed your sale when called for key collection. The HDB will deduct the cash proceeds for the resale levy before releasing the rest to you.

2) The resale levy must be paid in cash. The HDB is not accepting any other options. The HDB will not release the BTO/SBF key without paying the resale levy.
3) Note that if this is your 2nd HDB loan, the cash proceeds are subject to a 50% deduction to pay for your BTO/SBF to reduce the HDB loan.
4) The resale levy is deducted from the 50% cash proceeds you are supposed to receive and not deduct from the initial cash proceeds.
