How do we determine whether an agent is competent to do the marketing job for a unit ? I have some some agent that to get owners to sell their units at 50K below the cavet in the URA website. What should sellers do and who do sellers escalate the grievances to ? Agent in the agency are totally unprofessional. The agent in this agency goes for volume/ qty and not pricing. Anyone on the street can do the job.

Hi, this is Jian from ORANGETEE,I don't know which agency you are pointing,actually how to determine an agent is competent or not is also a question I keep on asking myself and also remind myself.selling below or above the cavet price might be main consideration,but there is a market or the trend to decide the overall property price,otherwise,there will be no fluctuation at all .when the market is down,it might be possible the price lower than the past transaction price.
2nd,seller make the final desicion,sell or hold,if seller is not happy with the price the buyer offer,he can reject it.Agent can't make any decision.
Third,property agent is not a job that anyone on the street can do,if it is so easy,then everyone on the street will be property agent,when client pass the key to the agent,there is a trust,the agent win the trust from his professional knowledge as well as the service.you will not pass your house key to any one on the street,right?
I have joined this line 4 month,only now I start to realize it is not a easy job as I thought before.when you look at something,cant only see the surface.
Agent is not a job anyone on the street can do,don't believe?try it.

I am not going to post my answer here. Yes do agree that most sellers think that our job is easy.

I am so glad to see from this topic that agents from different companies are united in opinion. In Singapore there are 33,000 so called real estate agents. If you narrow down, there are only 12,000 transacting agents.. and far less than 12,000 (maybe 7,000, I don't know) who transact at least 1 deal per month. The drop out rate is 4 out of 5.

In this market, agent doesn't go around with a gun and force seller to make the decision to buy that property. As rightly put, seller can always reject the offer that is put on the table if he/she is not happy. We are all mature adults, and take full responsibilities for our own action. What if vice versa, the property was sold $50K above valuation after the caveat is out? I don't think sellers will thank us after that "because their house is beautiful and can sell by itself".
