There are two aspects to your question.

Firstly, on the overall rental market, there is a downward price trend following from the past 12 months. Going forward into the next 12 months, this rule will generally be the trend for apartments and condominiums.

Secondly, landed houses only somewhat follow this rule. The reason being every landed house is different and unique its own way.

For example,
-Accessibility to main road/MRT/Bus Stops
-Condition, renovation, garden and swimming pool
-Availability of parking
-Effects of upgrading such as those presently ongoing in Siglap and Upper East Coast

Thus landed properties follow the rule only somewhat as they each need to be accessed on their merits.

Hi Glen,

I second to Mervin's entry here that not a single landed home is the same therefore rental price trend is somewhat deceiving as compared to private condominium or apartments. A simple renovated intermediate terrace with 3 bedrooms are going for around $4200 which is not taken for a good 3+ months, while an original condition inter terrace at Macpherson with 3 bedrooms was rented out at $3000 on the very first viewing. We are not only looking at the conditions of units but also the location itself. Being in landed property, some homeowners or tenants are looking for the exclusive factor, therefore it may compromise on the convenience factor.
