There are two aspects to your question.
Firstly, on the overall rental market, there is a downward price trend following from the past 12 months. Going forward into the next 12 months, this rule will generally be the trend for apartments and condominiums.
Secondly, landed houses only somewhat follow this rule. The reason being every landed house is different and unique its own way.
For example,
-Accessibility to main road/MRT/Bus Stops
-Condition, renovation, garden and swimming pool
-Availability of parking
-Effects of upgrading such as those presently ongoing in Siglap and Upper East Coast
Thus landed properties follow the rule only somewhat as they each need to be accessed on their merits.
