Hi,

He should be able to get approx up to $316k hdb loan, assuming good credit score. First timer cpf housing grant for singles will be $40k for him, if getting 4-room size and below, lump sum. EHG is based on income range, for $5k monthly not eligible since he is single. If he is buying near parents address, extra $10k. Total grants and CPF OA add up to $476k. To buy $550k hdb need to top up about $100k cash, since there is also buyer stamp duty, legal fee and agent success fee to factor in.

Hi, the grants are prorated based on his income, and the best way to calculate the exact amount of grants he can get as well as the budget within his limits with the HDB loan will be to apply for a HFE once he hits 35. However, I noticed that you mention that you have a HDB on your own. Do note that if ever you get married, it will result in you having to sell off one of the HDB property.
