There is no standard guideline on what is the COV for what type of unit.

In honesty, what Frankie has mentioned can be taken as a rough guide but never a standard to consider. A beautiful unit maybe sold at low COV simply because the seller is looking to exit fast, perhaps already bought another unit and need the cash upfront faster or migrating to another country. There are also other units with very original conditions selling at higher than expected COV simply because buyer is buying for some very personal reasons which maybe sentimental value or convenient location to their lifestyle, therefore COV is not a science but an art where there is no explanation, simply because whatever the condition of the house is in, the valuation would have already considered that.

With this in mind, my team of dedicated salesperson have designed a checklist which we share with our clients on certain points to look out for prior to valuation in order to try and get the best possible valuation price.
