Home owners are not allowed to put up advertisements on PropertyGuru. It is only for realtors with paid subscription to put up advertisements. I have paid over $33,000 to PropertyGuru last year just for advertising here plus more marketing costs to other advertising mediums. As home owners, I always believe it is beneficial for them to engage the services of a realtor to do the job, since commission applicable is only upon a successful transaction, therefore the tenant can be the one paying for the commission indirectly since you can consider including the commission into the monthly rental expected. Besides, we will also be required to screen through the identity of the tenant and conduct legislative checks for the transaction, thus this greatly reduces the risks for landlords who are conducting their own transactions. Besides, with the number of scam on rental going around, tenants will also feel more comfortable to secure their rental units through a legitimate agent since they have ways to verify our identity.
I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.
