I am a foreigner and have been staying in Singapore for quite sometimes with my brother who is SPR here. Currently i am looking for condo of 3 bedrooms, if possible we would like to look around sengkang or punggol or pasir ris area but we prefer new condo with TOP in year 2015,we have budget of $950k max.
As my brother is not working yet the property and the loan will be under my name. Currently my salary is $2800 per mth and we have cash in hand for total of $550k. Based on my own calculation it seem that i might have difficulity to get a loan as my salary range too low. But currently i am still try to get some info about the loan.
Meanwhile Please kindly advice as to how much roughly i have to come out with my own cash and which condo that should be better to invest in?

Hi,

If you are jointly purchasing as a Foreigner (FR)-SPR, please note that the Additional Buyer Stamp Duty (ABSD) will be 15% of purchase price. For a 900K condo, breakdown as follows:

a) Cash 5% 45K
b) CPF 15% 135K
c) Max Bank Loan 80% 720K
d) ABSD 15% 135K
e) BSD 3% 27K

Therefore, within 9 weeks of booking of unit, you have to prepare (a) + (b) + (c) + (d) = 342K worth of downpayment + stamp duties, assuming you can get 80% bank loan of $720K.

Do you have any other outstanding debt obligations? If not based on the figures you have provided, it appears your loan can stretch till maximum about 375K. Thus you might have to look for a 2Bedder condo instead with a lower price of about 750-800K, which should be more aligned with your financing plans.

Please note that it is best to speak to my mortgage financing partners who can give you a better idea of the loan available.

As of current status, 2 bed room with price range from 700-800K will be more suitable.
Unless you can get PR status soon to waive off the 15% additional buyer stamp duty, that could expand your budget by another 100K.
