I am a long LTVP+ and my husband is PR. We can't take hdb housing loan.
I want to buy a private property under his name, but my husband only will get around 500k as loan amount. For buying private property under his name, will bank consider my salary? because im earning more than him. so any way loan amount can increase?

If you are only purchasing under his name, your salary cannot be included for consideration since u are not a co-owner. Your salary can only be considered if you are a co-owner, but that is where the ABSD for foreigners will be applicable.

If there is any assets or investments both of you own, can consider using it as collaterals to increase the loan amount (asset based lending). Check with bankers perhaps.

Hi there,

- Since your husband is a PR, the bank will likely assess his financial standing first for the loan. However, if you're on an LTVP+ and earning more, banks may consider your combined household income to extend a higher loan amount.

- Some banks do allow LTVP+ holders to be co-borrowers, which could help in increasing the loan eligibility. It’s worth speaking directly to a few banks to explore this option.

- You can also consider exploring alternative financing structures, like using your higher salary to support the mortgage through other arrangements.

Hi,

Only owner can be a borrower, so you need to be added as co-owner before your income can be recognized for loans. This brings in another property where the ABSD will be at 60% on top of the purchase price, which I believe you will want to avoid.

The other way is to pledge financial assets to bump up the loan, if you have sufficient cash or stocks.

For your case, you're not eligible for HDB flats, hence only can consider private condos. And private condos loans will be under banks, not HDB loan.

Should you add your name as a co-owner, you will be able to secure a higher loan. However, ABSD will apply.

Other ways to increase loan amount includes pledging and unpledging of funds. You may wish to explore this option and see if it works?
