I am having a terrace 2500 sf terrace house now at upper changi road - east view garden freehold land.
My neighbour was saying I could sell at $3.5 mil for my newly renovated 3 sty house.
Wander if it is true? as it might spur me in selling this house.
Pls advise!

Morning Melvin,

There have not being any transaction record for Terrace unit sales within East View Garden. However, units along Upper Changi East have being sold at around $1058psf.

I will suggest you do a bank indicative before putting judgement on the sale price of $3.5M.

If banks cant support it, then you have to ask how your neighbour derive the $3.5M.

A bank indicative will be able to give you a sound judgement on the sale pricing of your house.

If the bank is unable to support the sales price of $3.5M, you might want to ask your neighbour how he derived the figures.

As there isn't any recent transaction record within East View Garden, it is advisable to engage a valuer to do a formal valuation on site especially when you home is newly renovated.

Hi Melvyn,

My team had transacted a similar freehold unit in Upp Changi Road with land size of 2400sqf back in May 2012 for $1074psf. There is no doubt that price have move northwards but I am not too sure if it has exactly went up that much as I have no idea the exact condition of your 3 storey house since you have mentioned that it is newly renovated. To simply quote, a brand new terrace house of your land size in district 15 is looking at $4m range, therefore if your terrace house is indeed in brand new conditions, I am quietly confident that $3.5m is not just a dream price. Maybe not the exact price but is likely to get something pretty close. That is simply my opinion by comparing and contrasting with the existing units in the market and my experience with landed housings in the east.
