My team had transacted a similar freehold unit in Upp Changi Road with land size of 2400sqf back in May 2012 for $1074psf. There is no doubt that price have move northwards but I am not too sure if it has exactly went up that much as I have no idea the exact condition of your 3 storey house since you have mentioned that it is newly renovated. To simply quote, a brand new terrace house of your land size in district 15 is looking at $4m range, therefore if your terrace house is indeed in brand new conditions, I am quietly confident that $3.5m is not just a dream price. Maybe not the exact price but is likely to get something pretty close. That is simply my opinion by comparing and contrasting with the existing units in the market and my experience with landed housings in the east.
