I am in rented flat. When I signed the contract my land lord and agents told it is approved flat and I paid stamp duty for 4 years. Now HDB said it is unapproved and asked me to vacate.I found in my colleague's contract paper
"The subletting of the whole Premises is subjected to HDB approval. In the event that HDB approval is not granted then all monies paid to the Landlord shall be refunded to the Tenant and this Tenancy Agreement shall become null and void".These sentences are not mentioned in my contract papers.
I would like to know 1.each agency has its own contract papers as they can add or delete as they like or it should be same for all.
2.Should landlord and agents compensate for me for cheating ?
3.should they return my stamp duty as it is unapproved flat.
