I've answered this question many times during my entire career, let me share my views here.
It depends on your investment objective: Capital Appreciation or Rental Income.
A Studio/1-bdrm usually attracts singles who may be at their early stage of career (or newly in Singapore if foreigner). This group usually not ready to purchase properties. For that reason, 1-bedrm will have no lack of tenants even in down market, thus providing a more continuous income stream (but not always at the same price) for the owner.
When this group ready to buy, almost more often than not, they will buy 2rms and above (instead of 1rm) coz they may found a partner. The 2nd room is usually be study rm (for personal work space while spouse rest in master rm) or simply a guest rm in case friends or parents visit.
For this reason, A 2/3bedroom, on the other hand, always seem more demand in the SALE market, as it attacts both investors and self-staying groups (a combine larger market). This in terms, contribute to increased capital appreciation.
A 1-bdrm in a good location is a good starting investment as the quantum is smaller and gives good rental return.
But if budget permits, I recommend at least a 2rm if not a 2+1, so that if case you need to cash out, you have a larger market to sell to.
