Hi Ms Ivy,

I believe the condo you mentioned is High Park Residences? Given the pricing of the project, the rental yield is very attractive even though we are using a conservative rental amount. Allow me to explain:

Assuming you purchase a studio at $400k and you rent it out at just $1500 per month, your rental yield will already work out to about 4.5%.

If it is a 1 bedroom unit and you purchase at $450k with rental of $2000, rental yield is 5.3%.

We can't find any other projects with this type of pricing in the current market. If I were to compare to previous projects of similar pricing, Hillford with only 60 yrs lease sold out on 1st day. Inflora located at Inflora road sold out within the 1st few days.

If you look at the location, High Park is near to LRT, Seletar Mall, Jalan Kayu and the upcoming Seletar Aerospace.

Do you know even if you were to rent out your Studio at $800 and 1 bedroom at $1000, you will unlikely be losing money? In fact you may be looking at a potential of close to 180% returns on your cash outlay.

Hi Ivy, investing in Sengkang area (district 19) is one of the better choices. If you google further, you will read of reports that one of those highest transacted cases are found in district 19. Pls feel free to let me know if you need any assistance.
