I suppose you refer to the 1647 sqft? 3+1 bedroom?
The orientation of a 1647 sqft is that the 2 out of the 3 rooms are facing the flyers + barrage view. *That is if the height of the unit is good enough to clear the ECP*
Prices are calling at around 1100 psf at least now for that particular facing.
As mentioned in the other enquiry you had, there's alot of plans for the Tanjong Rhu area.
1: Plot of land between Pebble bay and Costa Rhu likely to be developed into residential premises sooner or later, thus bringing up the prices of properties surronding that particular new project
1: Gardens by the Bay Phase I should be done in Nov 2011.
2: Exclusive project as it's the only property that has both bay view and seaview.
3: Rental yield is averaging between 3.3%-3.8% for units there.
Overall, it's still a very good investment if you consider it for place for personal stay/rental gains.
