The current estimated valuation for your unit should be around $470k to $480k. COV asking ranges from $20k to $40k. All this figures are very dependent on your unit's level, facing, condition and actual location.

Standard resale procedure takes around 4 to 5 months to reach completion. Even if we were to close the deal today, the earliest HDB first appointment is around 10 Nov. So to start marketing today, it would be quite tough to have your completion date prior 31 Dec 2012, though it's not totally impossible.
