Hi my SRX value for a 3 rooms high floor hdb flat in Punggol is $437k in Oct 2021. What is the possible highest price that I may ask if I want to sell and when can I start marketing if my expected completion date of another housing is 3rd Q 2022. I need to sell existing home before collection of keys as I am not taking any loan. Thanks for the time.

Hi,

May I know if you have interim housing for the transit? Generally it is a seller market now and easier to try to achieve a better price outcome for this period, so its good to market now if you are able to move to an interim place. There may be a possibility of cooling measures next year if prices continue to run up and it may affect your price outcome next year.

    Oh I see thanks for info. Typically from 1st deposit from buyer till completion appointment is approximately 3.5 months. (So end Dec buyer put deposit -> mid April completion handover). Are you planning to do a full renovation of the new place?

    3rd quarter 2022 refers to July to Sep 2022. May I know which development is it so I can help you to check latest update for target TOP completion?

    We can also market the place early and state upfront that we can only handover at certain date. There are some buyers who are ok to wait.

    Thanks for the reply. I do not have any interim housing. 3rd quarter expected completion date could between as early as July 2022 to Oct 2022? If I were to market my home for sale now , in the event there is a quick buyer ie for illustrative purpose on end Dec 2021, does it mean I have to vacant my existing home by latest end June 2022 ? And if my key collection for my new home is July 2022,not much of an issue as it is few days or weeks but if Oct 2022 it means I have to temporary find a short interim rental room is it? What if there is a lock down on construction due to severe covid, I would have to find a longer lodging which could be up to a year in worst case scenario.. so my personal thinking is better don't take the risk at this moment until maybe Feb 2022 and see the situation of the construction status..

Good afternoon John,

resale market fluctuates quite a fair bit during the ongoing pandemic, it might not be easy to comment whether will it continue to rise or plunge if the situation is gone before you collect your BTO keys.

If you want to do contra between your existing house and BTO, I will advise you to wait for TOP announcement of your BTO then start marketing your house for sale. In this way, you wont have to afraid you sell too early and have to find temporary accommodation and especially the ongoing pandemic situation is so unpredictable. If we manage to secure a buyer and due for completion then suddenly delay in construction completion. Why go through so much haste?

Typically a good timeline to market your unit if you do not have any temporary place of stay is around Mar 2022. I have served various clients transitioning to a BTO and most of them managed to move in smoothly to their next house and even have time to do up renovations without needing to put up with a temporary place of stay, As for price wise, this will depends on factors such as floor level, condition, orientation and a few others. To fetch a higher price, it is not advisable for you to market at the very last minute as you would be desperate to sell by then resulting in 'no choice' but to released it to buyers with low offers. When serving buyers, I would love to go for houses which the seller are in desperate need to sell as there is a higher chance I might get a 'good deal' on behalf of my buyer. Hi,

1) Although the price fluctuates from time to time, the changes will not be very extreme.
2) Property prices in Singapore are quite stable in the sense that there will not be a sudden surge or drop. All changes are gradual.
3) I would suggest it is better to focus on your immediate needs, i.e. how to time in such a way that the shift is minimized. Instead of finding an interim accommodation and making double shifting.
4) 3 months before key collection is a good guide, if there is a worry about the delay of returned CPF then can start 1 month earlier/
5) If worry about the possibility of delay in the key collection on the next housing, you may put this as a condition to the buyer that you need an extension if this happened.
