I and my wife are PR and we are planning to look for a HDB around Marsiling, Yew Tee and Choa Chu Kang. May we know how much cash do we need on hand if we plan to buy a 3 bedroom HDB which nearby MRT.

Morning Alex,

I assume that you plan to buy 3RM HDB.

You might have to pay the COV up to $20k probably, agent's commission (1% of purchase price), resale application fee of $80, HDB legal fees, valuation fee of $170.50 and etc.

A sum up to $25k should be enough. This is just an estimation, whole amount depends on the COV portion.

Hi Alex,

Let us assume the valuation of the flat is 400k and COV 20k. Total selling price is 420k.

Since both of you are PRs, thus can only take bank loan.

Cash component:

1) 5% of valuation: 20k.
2) COV: 20k.
3) Agent Comm: 1% = 4.2k.
4) Others include bank legal fee, valuation report fee, etc = 2k.

Total cash you need to fork out is ~46k. This is assuming you have enough money in CPF to cover the 15% downpayment and stamp duty fee.
