I have a rogue tenant. His lease is expiring soon and threatening me to renew the lease. He told us that if we don't renew, his project will be delayed, and he will ask his company's lawyer to seek compensation because delay in his project will result in company losing money. He is crazy. Now he is not paying us rent for this month. What can I do???? I can move into the house and throw his things out?

Hi

Chasing tenant out is not an easy task. You cannot just enter the unit and throw or lock him out etc, you may get yourself into trouble with the police. Whatever black and white you may have, it is NOT EASY to get tenant out of the place even if he/she does not pay the rent.

Thus, the best way is to use the softer way, talk into an agreement with him while he still pays rent.

If you have an agent, get the him/her to assist you.

Else, get a professional mediator that is free of charge. Such as from community centre or pastor from church or approach MP for help etc. It will embarrass him a bit or tired him out to talk and he may agree to move out peacefully.

Don't do by force. You may want to call up any police post and they will be able to inform you what a landlord cannot do verbally. But they will not able to assist you to get the tenant out, not even mediate.

Hope you can settle your problem asap ...
