Look into your Tenancy Agreement and you should know whether you have the right to reject potential appointments or not.

In a typical tenancy agreement, the decision on renewal should be made 2 months before lease expiry. In the event that you do not renew the lease, then you need to open up the property to allow viewings to be conducted in search of the next tenant, however, it does not mean you need to open for every single viewing requests. Arrangements can always be made known to the landlord to allow viewings on certain day and time only.

I have been in the real estate business since 2009, with more than 13 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

You're right, it can be inconvenient to have constant viewings during the last two months of your lease. Here's what you can do about it:

Review your tenancy agreement: Check your tenancy agreement for any clauses regarding viewings. It might specify acceptable times or notice periods for viewings.

Communicate with the Agent: Contact the agent and politely explain that while you understand the need for viewings, the current frequency disrupts your privacy and schedule.

Set Boundaries: Negotiate reasonable viewing times with the agent. This could be specific days or evenings that work best for you.

Reasonable Notice: Request a minimum notice period (e.g., 24 hours) before a viewing so you can make necessary arrangements.

Availability: Inform the agent if you're willing to leave the apartment vacant during certain times for viewings, eliminating the need for you to be present.

Here's a possible approach for the conversation:

"Hi [Agent's Name], I understand the need for viewings during the handover period. However, the current frequency is quite disruptive to my schedule. Would it be possible to limit viewings to [specific days/evenings]? Additionally, could you provide at least [desired notice period] notice before each viewing?"

What you can't be forced to do:

You cannot be forced to be present during viewings.
You cannot be forced to accept unreasonable viewing times that significantly disrupt your routine.
If the agent is not cooperative:

If the agent continues to disregard your requests, consider contacting the agency's manager or complain to CEA USING AGENT LICENSE NUMBER WHICH CAN BE FOUND IN CEA LISTING OF AGENTS USING AGENT MOBILE NUMBER.
Remember, you have the right to reasonable privacy and control over access to your rented property during the notice period. By communicating clearly and following the proper channels, you can hopefully find a solution that works for both you and the agent.
