I have issue with my tenant who is renting my room. The contract says min stay 6 + 1 mth notice. Which I thought normally is only 3mth, but the agent insisted that's the norm. Is it?
What happened was 2+ months later, I don't want to rent it out. I don't like the tenant because he is inconsiderate and "dirty". I informed tenant and gave him about 2+ months to move out.

The agent (same agent for landlord & tenant), He said I need to compensate the tenant by paying 1 mth rent + 1/2 of the agent fee. I rejected it. I said I gave him enough time.
Finally the agent said I only need to pay the agent fee prorated.

1. Do I need to compensate the tenant?
In the agreement doesn't mention anything about the landlord need to pay, it only stated about the tenant.
2. I thought the deposit is to make sure the tenant doesn't break anything and make sure he didn't run away.
How come the agent asked me to pay additional 1 month rent for compensation?
