The current COV calling for Executive flats in Yishun tanges from $60K to $90K depending on the condition of the unit, the exact location and how high is your unit. From the nature of your post, I am also assuming that you will wanna buy another resale of selling your EA so we will also need to look into the time schedule to accomodate a smooth transition from selling to buying.

I am not sure on why are you focusing on only the COV, but I wish to advise you on the procedures and financial calculations of your potential sale of your EA in Yishun.

The cash proceeds that you will receive from the sale of your EA is not limited to COV only. It is worked out based on your selling price minusing off the outstanding loan amount, amount of CPF that has been utilised in this sale inclusive of interest, any resale levy and upgrading fees. This final figure is the cash that you will be getting from the sale of your current EA. To answer you question, COV is greatly variable based on the condition of your unit, facing as well as the level of unit. 1 unit in BLK 736 #12 achieved $66k COV last July, while another unit in BLK 723 #10 achieved $50k COV. Afternoon,

The estimated valuation for your unit should range from $550k to $580k. Asking COV would range from $50k to $85k, depending on your unit's actual location, facing, sizing, condition and ethnic of upgrading cost. With the COV you are getting, it's likely to be sufficient to offset the purchase. Depending on your financial status, you can either sell and purchase concurrently or buy with bridging loan and sell later.
