There's lift upgrading program and your unit is only limited to non-chinese buyers. The possible selling price of your unit will be around $475k to $505k, depending on your unit facing and level.

Dear Madam,

As shared with Mike, if your household is considered a non-Chinese household, you can only look to sell to non-Chinese purchasers. The recent transactions of 5room flat within the area stands at $568k in block 302 for a 131sqm unit (highest priced) and $455k for a unit in block 310 with 121sqm. Your unit could probably more similar to the latter when it comes to comparison. Note that the current regulations has already changed when it comes to resale HDB, therefore valuation can only be done once a seller and buyer has agreed to a selling price with seller issuing out the Option To Purchase, where buyer can then proceed to obtain a valuation request to be done for the unit should buyer requires housing loan or utilising CPF funds for the purchase.
