I know that in Toa Payoh there will be a new launch coming up soon and i believe it will sell well too.I am quite keen in it and i check in another part of district 12 which is balestier there are numerous of good buys and freehold even cheaper compare to the new project which is leasehold.Any agent out there can give me honest and good advice on it as the launch is launching soon.

Hi, the new project at TPY will be a rather hot project due to the fact of a new launch after close to 7 to 8 years. Which in my opinion, this project will foresee good/ high capital appreciation in future when you decide to sell. As for Balestier, there are a number of newly TOP condo like One Dusun Residences where some sellers are letting go at below valuation prices and you could actually rent it out right away and earning a good rental yield due to its location. So it really voice down to which location you would rather go for? And not forgetting that Balestier has quite a number of condo in total, both new and old. Gem Residences happen to be one of my company projects and I be more than glad to assist you further to sign you up for the VVIP launch on the 27 May. The showflat will be opened on the 20 to 23 May.

It is indeed a highly anticipated project to be launched in Toa Payoh after a period of time with no new projects. Toa Payoh town itself will likely draw a good supply of buyers, even for the older projects in this mature estate, the rate of transactions is still considered healthy in my opinion. For Balestier area, apart from a handful of projects which is bigger in size, most of the remainder projects are boutique projects with minimal facilities but they offer the exclusivity to the residents who do not wish to share common facilities with too many others or have too many neighbours walking around the project.

In short, each of these projects will certainly have their individual unique selling points, therefore a buyer will probably need to look into how applicable such features is going to benefit the buyer at the end of the day. You can have a whole lot of features like car rental, concierge services within a development, but if you do not utilise such features, you will not be benefiting from it, but still you are paying for it, regardless in the purchase price or monthly maintenance.

Selection of a home is never an easy task therefore it is definitely beneficial to you to engage a consultant to walk this process with you on a neutral position and share more insights of the projects associated to you as a buyer. Moreover, commission is seldom applicable on a private property buyer as most of the times, it will be the seller or developer's agent who will share out the commission received.
