I want to sell my HDB flat. How do I go about looking for an agent. What is the agent commission fee? Is it 1 or 2 %? Should I let the agent helping me buy my new home help me sell the flat as well? Will I be able to make it in time to avoid the ABSD (rather than wait for refund which can take a few months to come in? Thanks.

You are not required to pay for ABSD if you are selling HDB and buying another HDB. It might not be a bad idea to have the same agent to assist you on the sales of your current unit and the purchase. By doing so, the agent will be able to match the timing for both events so that the problem of not having a roof over your head will be minimized. Another good thing is that: should you opt to engage my services, we can work out on a package to make the deal sweeter.

Hi Sir/Mdm,

Inorder to get the right agent for your property, you may want to get a few agents up for a little presentation to see which one can give you the best advise.
By the way, let me just answer to some of your enquiries first;
1) Q: Agent commission
A: 2%
2) Q: Should you let the agent helping you to buy your new home help you sell the flat as well?
A: YES!!! Will be good cos he/she will know about your selling and buying timeline.
3) Q: Will you be able to make it in time to avoid the ABSD (rather than wait for refund which can take a few months to come in?
A: There will be no ABSD, somemore, you are selling your HDB, so I do not know who give you this ideas of ABSD that you need to pay.

To put it simple, always remember this, do not accept any offer if you have not shortlist your buying property, AND do not put any offer if no buyer is interested in giving offer to buy your home.
