I live in an HDB flat, which I own. If I were to purchase a unit in RV Residences for investment purposes, whilst continuing to live in my HDB flat, will I be required to pay ABSD? If so, how much is the ABSD, in percentage terms?

Hi Vinod,

Yes ABSD of 17% on the purchase price/valuation is payable for singaporean citizen purchasing a 2nd residential property. The ABSD is computed by considering the property count you have at point of purchase and this means your HDB is 1st property, and RV will be your 2nd residential, so ABSD applicable.

There are also other factors to consider such as loan attainable as well as cpf usage restrictions for 2nd residential property.

If you're a Singapore Citizen, you will be liable to pay ABSD of 17% for your second property purchase.

On top of that, if your HDB flat is still under loan, your LTV will also be capped at max 45%, instead of 75% for your next mortgage loan.

Good morning Vinod,

17% of purchase price will be payable as ABSD for a Singaporean.

Do take note there will be cooling measures restrictions on housing loan if you still have an outstanding loan and CPF usage if you have utilised CPF OA funds on your HDB.

Hi Vinod,

The ABSD is 17% if you are buying a 2nd property for investment. RV residence may not be the best option for investment because the value of the property has remained stagnant for many years. There are other better options out there in the market.
