I need cash sgd200,000 to buy a property at Melaka. Completion Dec 2025. My current hdb 5 room is fully paid. Cpf refund $396,000+$114000 =$510,000. We are 52/53. Market price for my area is between $530,000-$580,000. What should I do to so I have more cash proceeds instead of refunding cpf? I also intend to buy 3-5 hdb resale flat using the refunded cpf money ie. Not taking loan. Can I rent out the flat immediately upon purchase?

Hi, there is no way to request for more cash instead of CPF proceeds as it is needed to refund all the CPF used into the CPF account. However, you can write in to HDB regarding this. Do also note that if you plan to sell your current HDB adn buy a resale HDB flat, you will enter into a new 5year MOP and during that 5years, you cannot rent out the whole unit and cannot acquire any overseas property.

Dear sir/mdm,

In order to fully utilise your CPF in what is probably your final purchase of HDB, you will need to sell your existing HDB and make your purchase before you turn 55 years old, otherwise the CPF used for your current flat will be locked into your RA account. I believe you have already done your due diligence in finding the market pricing to understand your flow of funds.

Other than hoping you can get a higher selling price to generate the cash proceeds, you will be unable to generate more cash out from the sale of your current HDB. And should you purchase the next HDB, you will need to fulfill 5 years of Minimum Occupation Period before you are allowed to rent out the property and purchase overseas property.

By the way, upon selling the flat, all the OA funds being utilised would need to be refunded back to CPF with accrued interest and there is no way out. Also, upon the next purchase of the flat, you could only rent out room but not the whole flat due to the MOP issue.

There's no option to request more cash instead of CPF proceeds as it's mandatory to refund the CPF used. However, you can contact HDB for further clarification. Remember, selling your current HDB and buying a resale HDB flat triggers a new 5-year Minimum Occupation Period (MOP). During this period, you cannot rent out the whole unit or buy overseas property.

Hi,

There is no option to request for more cash proceeds instead of refunding CPF, as it is mandatory to refund the total CPF utilized + accrued interest of all owners that the owners have used for the flat, after the flat is sold. The other way of course, is to sell at a higher price so that the sale cash proceeds will be higher after CPF refund.

It is best to do the sale and purchase before 55 years old so that the CPF funds will not be set aside into the Retirement Account and no longer be able to use for next property purchase.

The 200k SGD you need for overseas property will probably have to come from your savings as well. Do note after buying the next resale HDB, you will need to meet MOP of 5 years before you can purchase overseas property.
