Hi

1. In Singapore, purchasing a condominium requires the buyer to sign the Sale & Purchase Agreement. This legal document binds the buyer to the terms of the sale, outlining details such as the property price, payment schedule, and other important clauses. Additionally, the signature signifies the buyer's acknowledgment and agreement to the terms and conditions stipulated in the agreement. It is a standard procedure to ensure transparency and protection for both parties involved in the property transaction. This process ensures that all parties are aware of their responsibilities and commitments, contributing to a smooth and secure property acquisition experience.

2. Is your husband intend to take loan for your purchase?
If yes, Before shortlisting project/unit, I will suggest to check your in principal approval of your loan from banker.
I can connect you with reputable banker for this, free of charge and no obligation.

3. Based on $1 mill, and assuming loan is 75%
5% Cash = $50,000
20% Cash/CPF = $200,000
BSD (Cash/CPF) = $24,600
ABSD (Cash/CPF) = might apply
Legal fee = $2,800 (estimated)
Please contact me at (65) 96608508  and I can share the breakdown for this calculation including timeline.

I would be most glad to assist you further and pls feel free to let me know if you need any assistance. Have a good day ahead. By the way, yes as long as your husband is planning to buy a private property, he would be required to sign on the legal document as a purchaser.

My Answer with regards to your Question:

Legal Documentation: As part of the property purchase process, your husband may be required to sign legal documents, including the Option to Purchase (OTP) and the Sales and Purchase Agreement (SPA). These documents outline the terms and conditions of the property transaction and require the buyer's signature to signify agreement and commitment to the purchase.

Verification of Identity: Your husband's signature on the legal documents serves as confirmation of his identity and intention to purchase the property. It helps to ensure that all parties involved in the transaction are aware of their rights and obligations.

Compliance with Regulations: By providing his signature, your husband confirms his compliance with Singapore's property ownership regulations and demonstrates his commitment to fulfilling the terms of the property transaction.

Overall, requiring your husband's signature when purchasing a condominium in Singapore is a standard procedure to ensure compliance with regulatory requirements and to facilitate a smooth and legally binding property transaction.
