Hello, I am interested in purchasing a resale HDB flat located in Bishan, here are some of my questions before I proceed to purchase.

1) I am a Singapore, and my wife is a S-pass holder, are we eligible to purchase a HDB resale flat?
2) What are the grants? (My parents are also living in Bishan
3) Can we take a HDB loan and also make a 20% downpayment?
4) What other miscellaneous fees do we have to fork out? (lawyer fees, stamp duty etc)
5) Can we use CPF to pay for these fees?

I would need to clarify whether I am able to afford it before I proceed. Thanks for your help!

Good morning Ben,

1) you will be eligible to purchase under non citizen spouse scheme.

2) you will be able to apply for singles grant of $15k if combined income is $12k.
You are able to apply for AHG if your combined income is less than $2.5k.

You will be eligible for $10k proximity housing grant if your parents live in the same flat as you if not you are not entitled to it.

3) yes you are eligible to apply for Hdb loan as a Singaporean. Can pay 10% downpayment fully by CPF OA funds.

4) costs incurred for buyer:
- $200 valuation
- $80 resale application fee
- $5000 option deposit
- 1% agent commission
- estimated 3% buyer's stamp duty
- hdb legal fees

5) you can set aside CPF OA funds to pay stamp duty and legal fee

    Hi Sir, thanks for your input, I would like to clarify again for the PHG, isn't it instead 20k rather than 10k for the grant, as I am buying the house with my wife and considered married?

You will be getting $10k instead of $20k is because your wife is a foreigner and not at least a SPR.

Your wife S Pass do not have to contribute CPF unless voluntary, only applicable to SPR and SC.

Let me answer your questions one by one.

1) Yes you are eligible to purchase the HDB under the Non Citizen Spouse Scheme

2) You can apply for the Singles Grant of $15,000 if your average monthly income does not exceed $12,000. You may also apply for the Proximity Grant if your parents stay in Bishan also.

3) Yes you may apply for HDB loan if your average household income does not exceed the limit. If you have enough CPF to pay for 20% of the downpayment, you can also.

4) & 5)
- Deposit up to $5,000 (Cash)
- Valuation fees approximately $199.25 (Cash)
- Resale Application fees $80 (Cash)
- Agent fees of 1% of purchase price (Cash)
- Legal fees (CPF or Cash)
- Stamp duty (CPF or cash)
