I was been in the industry for sometime, the market is so big, i can do HDB, i can do private, i can do commercial and i can also do industrial, i can do sales, i can do rental. there are so many district, so many properties types. it's a bit lost of doing what is right for me. it's a really tough to know do what is the most effective. See many are very successful and can't figure out what they do, Stress!! any advice??

Morning,

Since you have being in the industry for sometimes, I believe your manager would have given you the advice.
Being starters, it's never easy. I'm not the industrial nor commercial kinda guy. I cover more into sales of HDB and Private residential properties. It works for me, but may not work for you.
It's best to start from the easiest, and progress to what you prefer, as your financial ability builds up. Or you can try to talk to your manager, who should also be able to give you some sound advice.

    Thanks Mike, my manager is nice and he focusing on Resi which I am not very keen to do with, he's not really strong in commercial which I am more keen to do!

I am doing more commercials then other properties, but I purposely do a bit of everything when I first started my real estate business. Yes, even $600 room rental, co-broke some more.

I did all that because I want to be a good manager with a wide prospective of the entire market so that I can value add to anybody who join me. If you have done some deals in everything categories you should consider recruiting a team.

For personally success, you should model the top achievers of every agency. You will realise that knowingly or unknowingly, they are practicing some forms of GTA concept. You can only be a specialist if you focus. When a person is sick, they look for the specialist instead of the GP. Be a specialist in real estates.

As to which segment of the market. I believe each salesperson has his/her unique selling proposition. Find out what suit you the best and focus, focus, focus. See you at the TOP.

It depends on style or strategies. It is a biz. Focus in primary area, and focus in a secondary area if we plan to be conservative... Or we can focus on certain segment like mid end market... It is good to be all rounder though for a start...
