I will inherit my parents’ HDB flat which has a remaining lease lower than 50 years. Would i face difficulty selling it off (due to the remaining lease even though its located at a convenient location near MRT) when the house gets transferred under my name? I have my own place and i would need to sell this off instead of my place due to the remaining lease.

Hi,

1) You can only keep the flat if this flat was a non-subsidized flat that bought before 30 August 2010 while owning a private residential property.
2) If the flat does not meet the requirement to be kept. You will have to dispose it within the specified period defined by the HDB.
3) If the flat meets the HDB requirement and you decided to keep it. You will have to live in the flat and fulfilled the 5 years MOP, this means you are not allowed to rent the whole unit out during the MOP.
4) As long as you are selling it at the market rate, it will be sold despite the low remaining lease.

Hi

I have sold flats with balance lease less than 50 years before, most recently one at Queen's Road near Farrer Road MRT. The eventual buyer was someone who grew up in the area and is just looking for an affordable place to stay for good and being near their loved ones. There were also buyers who were keen for an affordable solution and to be within 1km of nanyang primary school.

It is possible to find buyers but if the unit is in original condition, will suggest to price reasonably within the recent transaction rates, so as to secure a buyer. The lease decay issue is not in the seller's favour, as there are no concrete policies announced to deal with this issue, and the uncertainty will hold back buyers from over offering for the unit. Buyers may still trade off this with its convenient location and if the amenities in the area such as within 1km of the popular school is their objective.

1. Retaining your HDB flat while owning private property is only allowed if the flat is non-subsidised and purchased before 30 August 2010—otherwise, you must sell it within HDB’s stipulated timeframe.
2. If eligible to retain it, you're required to physically stay in the flat and complete the 5-year Minimum Occupation Period (MOP); subletting the whole unit during this period is not allowed.
3. Despite a short remaining lease, buyers may still be found—particularly those prioritising affordability, sentimental ties, or proximity to Primary schools for the sake of buyers' young kids.
