Just for your reference, transactions along Tamp st 71 for 4RM HDB ranges from $450k to $485k for past two months.

Please correct me if I am wrong. Your unit in block 704 should be 99sqm in size. It will be an important factor to understand the exact facing of your property as my understanding is that the block is being surrounded by other flats in the vicinity. Given its relative proximity to Tampines Central, I would think that demand will still be healthy as long as you do not overprice your unit. More importantly at this stage is to plan out according to your needs after sales. Do you require to achieve certain amount of sales proceeds in order to finance your next purchase? If this is important, then it will be good to sit down and work backwards based on your purchase plans to obtain the required sales price with more information on your outstanding loan and CPF utilised. In general, price range for a similar unit like yours should range from $420k upwards, unless the unit is in deplorable conditions. I would not estimate the highest selling price to go above $480k so easily unless you have a tip top unit for sale with all conditions favouring you.
